Project summary
The homeowner requested a roof inspection after realizing the property had never been checked following a hailstorm from a couple of years earlier. Rather than finding an immediate need for replacement, the inspection identified several smaller maintenance items that could be addressed before they developed into larger problems. We repaired damaged and loose cap shingles, renewed deteriorated sealant around roof vents, flashing and the chimney collar, and addressed exposed or unsecured fasteners where needed. While cleaning the eavestroughs, we also found a corner joint that required resealing and completed that repair as part of the maintenance visit. Additional exterior items, including damaged siding and window trim/flashing that would benefit from colour-matched sealant, were documented for a future return visit.
